Earthquakes And Real Estate In The Dallas Metroplex

Texas is an oil rich state, and the Dallas Metroplex does have oil and gas producing areas within its boundaries. Technological advances in use today to extract oil  from source rocks have increased the efficiency and the production of gas and oilfields, and have also rendered abandoned oil wells and oil fields viable once more.

Thirty years ago, drilling for oil was almost exclusively vertically, straight down through the bedrock to the layer of oil bearing rock thousands of feet below the surface. If the reservoir pay zone was 20 feet thick, then that was the zone from which the hydrocarbon resource flowed. To increase the production from the well, petroleum companies would inject sand and solvents (to decrease the viscosity of the oil and to increase the flow rate) at extreme high pressure into the reservoir rock, causing it to crack or "fracture' thus increasing its porosity and permeability, and therefore increasing the flow rate of the well, maximizing production.

Today, in addition to fracturing (or fracking) the pay zone, petroleum drilling engineers can guide the drill pipe horizontally into the pay zone and what was a 20 foot thick pay zone in a traditional oil well is now four to five time the size! In many cases, the existence of highly saline and mineralized water is present, below the hydrocarbon pay zone and over time it is carried to the surface along with the  produced petroleum. Older abandoned wells are converted into waste water disposal wells and the toxic liquids are re-injected back into the ground and depths far below the water table.

These processes have been linked to the increased frequency of earthquakes in the areas where oil and gas have been produced. The good news is that the earthquakes register very low on the Richter Scale of intensity and do not pose a structural hazard to homes and buildings that are situated near the earthquake prone zones, notably Irving, Texas in the Dallas Metroplex. Even better, the frequency of these minor quakes are decreasing as petroleum companies alter the location of the disposal wells and adjust downward, the volume of fluids pumped back into the ground, particularly in urban areas.
